Why buy/sell privately?
Because you can! It isn’t as difficult as it may seem and thousands of people are doing just that, saving themselves large amounts of their own money in the process. Have you noticed that house prices are increasing enormously and therefore, fees which are based on a percentage of sales prices are also increasing but for no extra service or work on your behalf. Also, who knows more about your property than you? Buyers can negotiate directly with you putting you in control of every aspect of selling your own property.
How do I write my description?
Be methodical and work through your home room by room but above all, be truthful and accurate. You must not be misleading and misrepresent your property in any way as this is illegal. Don’t forget to include details that your buyers will want to know straight away (e.g.. is it gas/electric/oil central heating, do you have double glazing and off street parking), but don’t make it so lengthy they loose the will to live! Keep it brief but fact filled. If you are with an estate agent and details have already been written, you must change these to be in your own words. It is important that you don’t just copy their work or photographs.
How do I size my photographs?
You don’t need to worry about that. We have installed software which will automatically size your photographs for you.
How many photographs can I upload?
You can upload as many as you want to however, we would suggest limiting it to one shot per room unless of course it is large enough and interesting enough for more.
What if I have problems uploading my photographs?
We can help. Send them to us on a CD and we will upload them for you. Alternatively, send us actual prints for scanning and we will upload from those but we regret we will be unable to return the photographs so make sure you have duplicates if they are precious to you. Don't forget to identify your prints or CD or we won't know where to upload them to.
Do I need a Sale Board?
We strongly advise that you do display one. If they didn't work, estate agents wouldn't use them. They are by far the best possible way to grab local attention and lets people know instantly that your house is on the market. We include one in your listing price and it will come ready prepared with your chosen contact number on it - all you need to do then is display it. Full instructions included.
How do I find out what my property is worth?
Local papers and estate agents windows are the first places to look. If a similar house to yours sold recently then neighbours may know what it sold for, or you may find the websites www.nethouseprices.com and www.upmystreet.com helpful in discovering what properties actually sold for as opposed to what was being asked.I am already with an estate agent

How does the buyer contact me?
By clicking on the 'contact seller' button displayed on your details, they will then be asked for their name, address and e-mail address which is then passed onto you together with any comments they wish to make. At no time will your name and e-mail address be given out by us. It will then be up to you to get in touch with the buyer and to make your own contact arrangements after that.
