Home Information Packs - What You Need To Know

Firstly please be aware that:

It isn't only estate agents who can provide HIP's for you, so don't feel pressured to go to an agent just because you're uncertain how to obtain the paperwork required. 

If you purchase your own Home Information Pack, then you have the freedom to sell your property yourself.  If your pack is obtained for you by your agent as part of the contract, it may be costly and difficult to change to another agent, or sell it yourself, -  because the pack isn't your property.

Our Home Information Pack provider can do all this necessary paperwork for you, leaving you free to concentrate on selling.    However, as the private seller, it is your responsibility to get one.

Who needs one?

Anyone wishing to sell their home will need to have a Home Information Pack.   Therefore, order your HIP at the same time as making your listing on look2move.com.   We can then authorise your advertisement when you have received your pack.

So, what does a HIP comprise of?

The Home Information Pack is a set of documents providing important information about a property such as searches, copies of the deeds and information regarding its energy efficiency.  Information must be provided as follows:

a) Energy Performance Certificate  b)Terms of sale  c)Evidence of title  d)Standard searches, including local authority enquiries, drainage and water searches  e)If applicable:- new homes warranty, leasehold data.

In addition to the above, the following are optional   a) any guarantees or warranties on the property    b) Home Condition Report    c) Home contents form - what is included or not    d) Home use form.
